(25 miles) north-west of Malaga, in Southern Spain, and just 30 minutes drive to Malaga Airport and the 'Costa del Sol' beaches. Half the distance being by motorway.

The property is in a quite secluded riverside position less than 10 minutes drive from the town of Álora. It has mature gardens and is surrounded by it's own orchards of orange trees.

THE GARDENS -

In southern Spain a lot of time is spent out-of-doors, so the outside space is very important. The double doors from the lounge open out onto a very large tiled terrace 13m x 4m, with plenty of space for eating and lounging, and with a canopy over. This faces a very attractive, easily maintained, scheduled walled garden. This garden, which has a large paved area, is well stocked with mature plants, shrubs and palms. In addition to the main terrace, there are two other shady seating / lounging areas within the main garden. There is another scheduled garden at the rear of the house, which leads to a workshop/storeroom. log store and small potting nursery.

Main Garden

The whole finca is fenced and apart from the entrance to the house, all the gardens and the pool area are walled and are completely secluded and secure.

THE SWIMMING POOL -
Between the two gardens, and close to the house, is a 7x5m mosaic-tiled swimming pool.
Like the gardens, the area around the swimming pool is completely secluded - ideal for 'skinny-dipping' or an 'all-over' tan - if that's your scene !
On two sides of the swimming pool are sunbathing areas. There is a shower area and toilet room next to the pool, and a room containing the swimming pool water pump and filtration unit.

ABOUT THE ORCHARD -

The orchard, which is all part of the property, is 8400 square meters (just over 2 acres) and has over 500 trees, mostly producing juicy 'Navel' oranges. These oranges produce an annual income and are picked and collected by a local company. Average annual crops have been around 16,000kg (16 tonnes).
There are many other fruit trees growing in the orchard for personal use
. For the new owner not wanting to personally maintain the orchard, local people will look after it for an hourly rate (as-required), or in return for the income from the crop.

ABOUT THE AREA -

This property is situated about 3km from the quaint old town of Álora which has many interesting features, including the remains of a Moorish castle on one of the two hills on which the town straddles.
The large selection of shops and businesses provide a wide selection of goods and services, including two modern supermarkets.
There are many schools in Álora, a municipal swimming pool, a new theatre-entertainment centre, a modern indoor sports centre and many recreational facilities including tennis courts, running track, a new football stadium and an indoor swimming pool will be open soon.
There are good bus services serving the Álora area and other local towns and further on to Malaga, and Álora has it's own hourly commuter train connection to Malaga, with a link to the line serving the Costa del Sol towns and beaches, and in early 2013 the new Malaga Metro. There is also a connection with the fast train (AVE) to Madrid, Barcelona, Valencia, Cordoba, Seville and intermediate cities.
